• Agreeing and implementing preventative maintenance programs and redecorations for each development.
• Understanding residents’ lease or transfer documents requirements, monitoring via regular inspections to ensure compliance with lease covenants and statutory obligations.
• Regular inspections to all projects, repairs, or maintenance works in each development, liaising with any external parties/contractors.
• Sourcing specialist contractors where necessary
• Preparing detailed specifications for maintenance contracts e.g. cleaning, repairs, redecoration or landscaping.
• Managing the tender process to ensure compliance with legislation, contract procurement requirements and good practice.
• Meeting with contractors, residents, residents’ associations and respond to queries from clients/external agencies
• Liaising with solicitor enquiries regarding sale, issuing appropriate certification and preparation of Deed of Covenants.
